LAND SURVEYING SERVICES
BOUNDARY
A boundary survey establishes the perimeter of a property as it relates to a site's legal description. Most commonly performed for mortgage bank closings or new construction builds.
TOPOGRAPHIC
Topographic land surveys measure and identify the exact location and specifications of natural and human made features and utilities within an area of land. It includes vertical information to show the 3D contours and elevations of land or structures.
HYDROGRAPHIC
Hydrographic surveys measure the depth and bottom configuration of bodies of water. Commonly used for construction of boat ramps or docks.
PLATTING
A plat map, also known as a “plat,” shows you how a tract of land is divided into lots or parcels. It is drawn to scale and records the land’s size, boundary locations, nearby streets, flood zones, and any easements or rights of way.
RIPARIAN
RIGHTS
Riparian surveys are used to locate and map property water rights along bodies of water. This area is used to indicate the section of water in which a property owner may construct ramps or docks.

SKETCH OF DESCRIPTION
A Sketch of Description is a survey that uses the legal description of a property or portion of land to simply show the shape, approximate size, boundary lines, or placement of the property in relation to others. It is a simple sketch, and not a full boundary survey.
ALTA/NSPS
ALTA Surveys are detailed land parcel maps, showing all existing improvements of the property, utilities, and significant observations within it. They are similar to a boundary survey, and used typically in relation to new legal title commitments.
FLOOD ZONE DETERMINATION
Using FEMA flood zone information, we can determine if a property is within a flood zone and provide documentation or Elevation Certificates commonly needed to obtain flood insurance or for home mortgage closings.
AS-BUILT
Typically performed post-construction, an As Built survey shows all manmade improvements on a property to show the comparison or relationship between engineering plans and what was actually built on the property.
